The creation of a new neighbourhood!

The neighbourhood our project is located in has good road access to Windhoek, areas for trade, public green spaces, and other amenities. Residents will not have to go far to get to work.

 

The first 25 houses are ready for occupancy

The first development phase has been completed after just under one year of construction.

25 residential houses are now located on the 5,332 square meter site. The urban design concept includes a square for communal use with a children’s playground and seating in the shade for everyone to enjoy as well as additional meeting points for residents.

The neighbourhood will be car-free as the car parking area is kept separate from the housing. The balanced mix of residential and recreational areas allows for privacy, but also enables a communal feel as all houses are connected through pathways. Special attention is given to security-considerations: the neighbourhood is enclosed by a wall and the entrance is secured with a gate.

Our first tenants have moved in

On March 23rd 2023, our grand opening ceremony took place, and the houses are now gradually being handed over to the tenants.

Approximately half of the houses are currently being rented out and we are expecting full occupancy by the end of June. The process of selecting tenants is not as straightforward as one may think, but the Housing! for Future leasing team is continuously working on opening up new possibilities for people in desperate need of adequate housing and a fresh start in life.

Our houses: not only four walls and a roof, but a home

All buildings will have living areas of about 55 to 70 sqm (which include a kitchen with electrical appliances, 2 or 3 bedrooms with built-in wardrobes, and a bathroom) as well as running water and electricity. Communal outdoor spaces can also be used for growing crops and for children to play and run around in. Beside the enclosing wall of the property, additional security is provided by security doors and windows.

These 25 houses will give over 100 people a real chance. To make the transition between homes easier, all houses on the property are equipped with kitchens including electrical appliances and bedrooms with built-in wardrobes.

Our first project consists of the construction of 25 houses, which are already being built. After the completion of this construction phase in the spring of 2023, the first 100 tenants will be able to move into their homes in the Otjomuise neighbourhood. For the construction of houses, we are dependent on donations.

The leasing team has completed all necessary preparations and is in the process of choosing tenants. Further houses will be built during the next construction phases.

Construction costs – how your donations make a difference

The project in its entirety requires an investment of around € 1.5 million. Besides the purchase price of the property and its public access, this also includes the cost of the houses. The price for a turnkey house including land, building, outdoor facilities, common areas, parking lot as well as proportional organisational costs is on average about € 50,000.

The environment: Providing homes and opportunities

Future tenants will come from areas close to the new development. This way, they can maintain their social networks for work, family, child care and so on.

  • The proximity to the city centre of Windhoek ensures good access to hospitals and government agencies or support facilities

  • Basic service infrastructure has already been set up in the neighbourhood

  • The area will mainly be used for housing development, but designated areas for social facilities and business/commercial enterprises are also planned

  • The neighbourhood consists predominantly of single-family row houses
