Social housing for Namibia.

Homes for people from informal settlements!

Humane and affordable housing. Housing! for Future is an initiative of the German real estate industry.

  • Building a better future for Namibians by building houses and offering affordable rent.

  • A housing company that is built on the principles of the German non-profit housing industry that allows Namibians to escape informal settlements for a better future.

Informal Settlements – when a corrugated iron house is your home

Informal settlements constructed of corrugated iron is home to entire families. In most cases, these homes have no running water, no electricity and no functioning toilets. These settlements offer little to no protection from the Namibian heat where temperatures rise up to 40 degrees Celsius in the summer and can drop to temperatures well below freezing point in the winter. About 40% of Namibia’s population live in these informal settlements of the outskirts of towns.

These unhygienic and grossly insufficient circumstances allow for the spread of diseases and an increased child mortality rate. Due to inadequate educational opportunities for these communities, people are left with no real chance of leaving these poor living conditions. A life without any hope of improvement.

When informal settlements are the only alternative.

On one hand there is a huge shortage of housing in Namibia. Currently the shortage in housing amounts up to 160,000 apartments. It is estimated that this number will increase to 300,000 by the year 2030. On the other hand, alternative affordable housing option are completely unavailable.

A rental housing market, as we know it in Germany, with affordable rent, secure leases, and tenant protection laws, is uncertain in Namibia. Therefore, informal settlements remain the only form of housing with no other alternative.

When you don’t get any chances

An escape from informal settlements are denied to the increasingly growing middle class, even for those individuals with regular incomes. There is a lack of alternative housing in “better” areas and strict wage requirements for a bank loan makes it impossible to escape informal settlements.

The predominant form of housing in Namibia (about 82%) consists of self-occupied houses, even if these houses are just constructed of corrugated iron. Namibia, lacks a well-developed and lawfully secured rental housing market which can offer alternative housing for smaller income households.

The solution: A home for people from informal settlements with Housing! For Future

We build houses in protected neighbourhoods and thereby offer housing alternatives in a safe environment to people who previously lived in informal settlements. In accordance with the idea of social housing, incorporating affordable rent and secured contracts, our donations allow for the development of housing providing an opportunity for Namibian people who live in informal settlements while enabling and aspiring development. Rent instead of buy!
