Creating new homes and opportunities

Housing! for Future is an initiative of the German real estate industry and aims to increase the supply of affordable rental housing in Africa. The concept is based on the principles of German social housing companies and includes manageable and stable rents as well as extensive tenant rights and professional maintenance of properties. In order to put these ideas into practice, resulting in rents below market level and often subsidised rents, we have chosen Namibia as a starting point.

Substantial housing shortage in Namibia

Namibia has a substantial housing shortage. There is currently a shortage of around 160,000 dwellings; a figure which is projected to increase to approximately 300,000 by 2030 due to a steadily growing population and the difficulty in balancing housing supply and demand.

Rental homes unavailable

The predominant form of housing in Namibia (about 82%) is self-used housing with different building standards and tenure security as well as varying degrees of infrastructure access and regulatory compliance. A rental housing market with affordable rents, secure rental contracts, and tenant protection laws does not exist in Namibia.

Improvement of housing situation out of reach for many

Despite an increasing number of people with regular incomes, housing financing options are scarce, connected with strict access requirements (i.e. minimum annual income), and relatively expensive by global standards. Improving one’s housing situation thus remains out of reach for many people, even for those with a secure job.

The solution: Homes provided by Housing! for Future

We build homes in protected neighbourhoods, and thus offer housing alternatives in a safe living environment. In line with the idea of social housing with affordable rents and secured contracts, we facilitate the construction and maintenance of housing that is both affordable and safe. This is made possible by donations we receive from private and company sponsors.
